Warehouses and distribution centers in Michigan often run a long row of rooftop units over a large open floor. When one fails, a zone gets too hot for workers in July or too cold for product in January. Air Handlers Service Group has serviced rooftop units and commercial HVAC across Southeast Michigan since 1985. Here is how to keep warehouse RTUs running.

## Why warehouse rooftop units wear faster

- **Dust and debris.** Forklift traffic, packaging and dock doors load filters and coils quickly.
- **Long run hours.** Multi-shift operations run equipment far more than an office does.
- **Temperature swings.** Dock doors open all day pull in outside air.
- **Out of sight.** Units on the roof go unnoticed until something fails.

## Seasonal rooftop unit checklist

### Spring

- Clean condenser and evaporator coils
- Check refrigerant circuits and compressors
- Change filters and check belts
- Clear condensate drains
- Test economizers

### Fall

- Inspect heat exchangers, burners and ignition
- Test gas valves and safeties
- Change filters and check belts
- Verify thermostat and control schedules

Most rooftop units should be serviced at least twice a year. Dusty or high-use warehouses may need more frequent filter changes.

## Repair or replace

Consider replacing a rooftop unit when:

- Repairs keep coming back on the same unit
- The heat exchanger is cracked
- The compressor has failed on an older unit
- The building's use has changed and the unit no longer fits the load

Tracking each unit's age and repair history makes the decision clearer and lets you phase replacements across the roof over several budget years.

## Other warehouse heating to keep on the plan

Many warehouses also rely on unit heaters, tube heaters, air rotators, make-up air units and exhaust fans. Check these every fall along with the rooftop units.
