Running HVAC for one building is a job. Running it for five, ten or thirty buildings across metro Detroit is a system. Air Handlers Service Group has serviced commercial and industrial HVAC in Southeast Michigan since 1985 from our shop at 1740 Opdyke Court in Auburn Hills. This guide covers how property teams with several sites can keep equipment running without chasing problems building by building.

## 1. Keep one equipment list for every building

Build one list that covers every site. For each piece of equipment, record:

- Building and location (roof, mechanical room, ceiling space)
- Type: rooftop unit, boiler, chiller, make-up air unit, unit heater, exhaust fan, VAV box, controls
- Make, model, serial number and age
- Filter and belt sizes
- Last service date and open issues

Every visit, budget and replacement plan starts from this list.

## 2. Put every building on one schedule

Most commercial equipment should be serviced at least twice a year: before cooling season and before heating season. In Michigan that means spring visits for cooling and fall visits for heating. When every building follows the same calendar, no site gets skipped.

## 3. Know what a seasonal visit covers

### Spring (cooling)

- Clean or check condenser coils on rooftop units
- Check refrigerant circuits and compressor operation
- Change filters and inspect belts
- Clear condensate drains
- Test economizers and controls

### Fall (heating)

- Inspect boilers, burners and heat exchangers
- Test safeties and flame operation
- Check unit heaters, tube heaters and make-up air units
- Verify thermostats and building automation schedules

## 4. Use one contractor and one point of contact

When each building calls a different vendor, records scatter and nobody sees the full picture. One contractor across the portfolio means one set of service reports, one number to call and one view of which units are near the end of their life.

## 5. Plan replacements before they fail

An equipment list with ages and repair history shows which rooftop units or boilers cost the most to keep running. That lets you plan replacements across buildings instead of paying for an emergency change-out in January.

## 6. Keep controls in the plan

Correct schedules and setpoints at every building cut wasted runtime on nights and weekends. Check them at each seasonal visit.

## What we service
