# HVAC Maintenance Contracts for Detroit Properties: A Buyer's Checklist

For owners and managers of office, retail, industrial or mixed-use property in Detroit, an HVAC maintenance contract is one of the simplest ways to control repair costs and tenant complaints. ## The checklist

### Coverage

- ☐ Every piece of equipment is listed by location, make and model
- ☐ Rooftop units, boilers, chillers, make-up air units, heaters and exhaust fans are included, not just cooling equipment
- ☐ Building automation and controls are included or clearly excluded

### Visits

- ☐ At least two visits a year (spring cooling, fall heating)
- ☐ Extra visits for equipment that runs year-round, such as chillers or computer room units
- ☐ A written task list for each visit

### Reporting

- ☐ A report after every visit
- ☐ Deficiencies listed with photos and recommended fixes
- ☐ Equipment age and condition tracked over time for replacement planning

### Repairs and emergencies

- ☐ Clear process for quoting and approving repairs found during visits
- ☐ Clear process for emergency calls, and who to call
- ☐ The contractor services your building's equipment types in-house

### The contractor

- ☐ Experience with commercial and industrial buildings, not just homes
- ☐ Close enough to reach your property
- ☐ Can also handle design-build and replacement when equipment reaches end of life
